Bellano offers a different balance from the more intensively visited central-lake destinations: a working lakeside town, direct rail access and a landscape that rises quickly into the mountains.
Its growing visitor economy is visible in the accommodation supply. The Province of Lecco recorded 65 new hospitality and tourist-rental units in Bellano from the beginning of 2025 to 24 July 2025. This supports the case for studying the town, but it does not by itself establish occupancy, rental income or future capital growth.
Why buyers compare Bellano
- Bellano-Tartavalle Terme station is served by the Milan–Lecco–Tirano railway corridor;
- the centre combines everyday services with a lakefront setting;
- the Orrido di Bellano and the Sentiero del Viandante give the town a recognisable year-round identity;
- the municipality includes lakeside positions, elevated neighbourhoods and mountain hamlets with very different access conditions.
What to check before buying
Compare walking distance to the station and centre, road width, gradients, parking, winter sun, lake or road noise and the practicality of maintaining an elevated property. For a rental plan, verify the applicable rules, condominium restrictions, operating costs and realistic seasonal demand rather than extrapolating from visitor growth.
Average residential asking prices published by Immobiliare.it were €2,729/m² in August 2026. This is an advertised municipal average, not a completed-sale value or a valuation of an individual property.
Bellano compared with nearby locations
Compare Varenna for a more internationally established destination, Perledo for elevated views and a closer relationship with the mountains, and Colico for the more open landscape and connections of the upper lake.
